Unfinished construction didn’t deter a buyer from going into contract on a $31.5 million Bel-Air estate that’s expected to be valued for millions more once work is completed.
The property at 1341 Linda Flora Drive marked last week’s top home in Los Angeles County to go into contract based on asking price, according to the Eklund Weekly Luxury Report Los Angeles.
Douglas Elliman’s Eklund Gomes team compiled its roundup using data from the Multiple Listing Service, counting homes asking $4 million or more.
The Bel-Air property is tied to Flora Linda LLC, which is managed by spec developer Adrian Rudomin, according to state and property records.
A notice of a trustee’s sale was sent to the LLC in March after the property went into default in 2021.
David Pinkham of Pinkham Estates Realty has the listing.
The nine-bed, 13-bath property sits on about half an acre and has views stretching from across the canyons, downtown Los Angeles and the ocean. The listing estimated once construction wraps on the home, it could be worth nearly $52 million.
Meanwhile, a Redondo Beach home at 433 Paseo De La Playa landed the No. 2 spot in the contracts roundup.
Premier Property Solutions’ Mark Dessy holds the listing.
Records through PropertyShark indicate the owners are James Dodson and Playa Redondo LLC, which state filings track back to Dessy.
The South Bay home sits on about an acre and has seven beds and nine baths across over 10,000 square feet.
The gated property looks out onto the ocean and has its own private beach access. Highlights include a theater, two garages, elevator and primary suite totaling about 1,200 square feet.
Across Los Angeles County, Eklund Gomes counted 27 signed contracts last week. Those signings equated to $231.8 million in asking dollar volume, according to the report.That compares with the 24 contracts good for $178.3 million in asking dollar volume in the week ended May 11.
